Manhattan Beach House - Addition/Remodel
The project studied the feasibility to add more space to the existing one story house. The client wished to improve their living environment and expand their 1050sf 3 bedroom and 1 bathroom house which is surrounded by houses in the 2500sf - 3500sf - $2,000,000 value range. In addition the property has a large 3 car garage with an 850sf studio space over the garage. As such, the current main house is undersized for the area. The options ranged from maximizing the allowable building area per the city zoning code (3750sf maximum) which would have allowed an additional 1800sf to connect with the rear garage/studio making a 3700sf house to the smallest addition of bumping out to the side with about 200sf for an added master bath and walk-in closet. Arcelab explored several options in 3D and provided costs for each of them. The final solution was to add a 500sf second story addition for a master bedroom suite and then remodel and expand the first floor by 100sf in the front with a more open floorplan concept. The second floor addition concept was chosen to retain the amount of open outdoor space they currently have.
The projected cost was projected to be about $250,000 including construction, design fees, permit fees, and a 10% contingency. However, during the following design phases, the size of the additional area grew to 800sf (1850sf total project) and the structural impacts to the first floor required a rebuild of the first floor under the addition and as such when we bid it out at the end of the DD phase the bids came in between $320,000 and $350,000. As such, the project is on hold until the owner decides to either augment the budget or reduce the size of the additional area.
The materials are intended to be smooth stucco for the main body of the addition and Hardi Board Artisan Lap siding for the front terrace and rear facade to add some detail. The roof is proposed to be metal panel.
