Project Phases
The Phases are set up to help guide the project in an orderly manner from start to finish so that there is little rework required, reviews and approvals at each phase, and there is a linear path from concept to completion.   
  1. Pre Design - program review and confirmation, budget review, site analysis, measure existing conditions, code/zoning review (2 weeks), input into CAD
  2. Schematic Design  - Develop several preliminary design options (concept floor plans/3D model) for review and selection of a preferred scheme (1 month)
  3. Design Development - Develop detailed design of the selected preferred option from the Schematic Phase (1 month)
  4. Construction Documents - Develop construction drawings for contractor bidding and city plan review (1 month)
  5. Bidding Phase - Contractors review the plans and provide their cost proposals to the client - Typically 1-2 months (Same time as the City Review)
  6. Plan Review Phase - City Building Department will review/comment/approve the proposed plans - Typically 2-3 months depending on project type/city
  7. Construction Phase - Depends on the project type/size/location (remodels - 1-3 months, additions 3-6 months, new houses 6-12 months)
* Time frames are estimated based on a whole house remodel with an addition
