Manhattan Beach - Craftsman Cottage
This is a project that was explored for a potential client and which is on hold at this time. There is an existing 608sf house built in 1924 and a one car garage both which are in very good condition but also which are too small for a projected growing family. The lot is a 25' x 135' lot which fronts both an alley and a main street. The lot has some zoning restrictions limiting the total building area allowable to approximately 2500sf. In addition, if the existing one car garage is not replaced with a two car garage the total allowable area is 1900sf. The proposal is to add about 1300sf in front of the existing house in a new two story addition which would provide 2 additional bedrooms below and a main level for the living, dining, and kitchen area above. The existing house would then be converted into a master bedroom suite. Above the master bedroom a new deck would be added extending the open space available.
The most cost effective scheme is estimated to be approximately - 1300sf addition x $200/sf = $260000 + new deck 600sf x $50/sf = $30,000 + remodel of existing 600sf house into a master suite = $30,000 - $60,000 = a project construction cost of about $320,000-$350,000 for 1900sf of living area + one car garage.
However, the client has goals of maximizing the site potential and as such is re-evaluating the cost saving strategy and may wait until additional funds are available to build the larger 2500sf project. The added cost is about $40,000 for a two car garage and about $120,000 additional funds for the additonal 600sf. If the house is torn down, an added $120,000 will be needed to replace that as well. This would add about $280,000 to the required budget.
