Redondo Beach - Carriage House
The project proposes the replacement of an existing 10'x16' single car garage that was built in 1922 and that is in need of extensive repair to address foundation shifting, floor slab cracking/settling, termite damage, and siding damage. The house/garage is located in a Historical Zone and as such the design required review and approval by the Redondo Beach Historical Review Committee. The design provides a new 12' x 21' garage to meet the current Redondo Beach zoning code of a 9'x20' parking stall. The architectural style reflects the Craftsman style architecture of the surrounding area and of the existing house and garage. The exterior is composed of redwood clapboard siding, an 8' wide swinging traditional carriage door, wood trim at the corners, ventilation screens at the front, exposed rafter tails where code allowed, and an exposed ridge beam.
Note - We had fun with the design of the ridge beam end which is traditionally a location for some creativity and since it is so close to the ocean we developed what appears to be the head of a sea turtle given the roof appeared to be a big shell. However the design review committee didn't find humor in it and the client didn't want to jepordize approval so it was simplified to a simple beam end.
The project was designed between 2009 and 2010 and constructed in 2010.
